What do we inspect?
As an ASHI member, I must adhere to ASHI Standards of Practice. This means I will inspect all of the following on your home (when accessible):
- Roof, vents, flashings, and trim
- Gutters and downspouts
- Skylight, chimney and other roof penetrations
- Decks, stoops, porches, walkways, and railings
- Eaves, soffit and fascia
- Grading and drainage
- Basement, foundation and crawl space
- Water penetration and foundation movement
- Water heating system
- All Heating systems
- All Cooling systems
- Main water Interior shut off entry valves
- Interior plumbing fixtures and faucets
- Drainage sump pumps with accessible floats
- Electrical service line and meter box
- Main disconnect and service amperage
- Electrical systems, panels, breakers, and fuses
- Grounding and bonding
GFCIs and AFCIs - Fireplace damper door and hearth, monoxides/combustible gas if gas fireplace

I have a newer home to inspect; will I need a sewer scope?
We always recommend a sewer scope, new or old homes. Soils will settle or possibly heavy trucks or equipment can cause damage and ‘belly’s’. Drainage is good at time of inspection and may back-up later. In the event you sell your home and you did not get a sewer scope when you purchased the home a sewer scope inspection for the buyers can potentially reveal an issue that can cost you thousands of dollars and delays in the sale. Damaged main sewer lines were discovered in some new homes.
Will I need a Radon test on my newly built home the builder installed a passive Radon Mitigation system?
It is very common to find high radon levels in new homes due to the high efficiency there is almost no air exchange in the basements.
Will I need a radon test when a radon system is already installed?
We can test for radon and have instant data, chart and graph results after a 48-hour electronic test.
The EPA recommends testing every two years.
